Stable rules

We love all our boarders! So please don’t make us break up.

Please read these policies and rules carefully.
  • STABLE HOURS

    Barn opens at 9:00 am and closes at 10:00 pm Central Standard Time Monday through Saturday. Sunday hours are 11:00 am to 7:00 pm Central Standard Time.

    If you need to be here before or after barn hours, please let us know BEFORE you arrive.

  • GATES

    You’ll pick up by the following language we are super serious about this rule. If you open a gate, SHUT and LOCK the gate or door behind you. Don’t make us tell you again. Leave a gate or door open or unlocked – consider your time here at the Stable REVOKED.

  • JUST SO WE ARE PERFECTLY CLEAR - HORSES CAN INJURE OR KILL YOU.

    A horse is a horse of course. So ALWAYS remember horses are unpredictable herd animals.

    They act first on flight regardless of how much training you’ve invested in them. That means if a horse is startled, or just irritated, they may act to save themselves first – not you.

    Being on this property has meant you are fully aware of the potential hazards of being around horses. And you understand this is not a spectator’s sport. You understand these magnificent creatures have the speed and strength to CRITICALLY INJURE or KILL you. So please be vigilant of your surroundings at the Stable. WE ARE EXTREMELY SERIOUS ABOUT BEING CLEAR ON THIS – THERE ARE SIGNS POSTED THROUGHOUT THE BARN TO REMIND YOU.

    If the Stable finds you goofing around or being reckless in the presence of horses, consider your privileges to the Stable on serious thin ice.

  • IF IT AIN’T YOUR HORSE – DON’T TOUCH IT. DON’T FEED IT.

    It’s hard not to offer a horse a scratch between the ears or offer up a treat – even when it’s not your horse. Keep in mind, despite the sincerity of your kind actions, that horse’s owner just might not want you touching or feeding their horse.

    Now taking this a step further, if the Stable finds any evidence you or your guests have seriously harassed another horse, whether verbally or physically (so we’re talking more than offering that horse an apple or tussling its mane), you will be asked to leave IMMEDIATELY.

    Cruelty to any animals under the Stable’s care, equine or otherwise, will REVOKE your time here. PERIOD.

  • GRAIN AND HAY BINS/CONTAINERS

    We understand from time to time you may want to treat your horse to an extra bit of grain or a sliver of hay.

    Couple of things to keep in mind as you treat your horse.

    Please keep the grain containers sealed. Remember lids on the grain bins are there for a reason – namely so what’s in it is fed to your horse; not to Mother Nature’s “Free Loaders” (i.e. mice, possums, squirrels, raccoons). If you leave the grain bins open or fail to secure the lids – consider your privileges to the barn IN JEOPARDY. We’re serious about this one too.

  • GUEST RIDERS / GUEST HORSES

    You are welcome to invite friends to join you on a ride; whether on or off the property. You are free to hit the trails, but you are NOT free to ride outside of the property fences without obtaining the landowner’s permission.

    If available, a temporary pasture will be set aside for your guest’s horse. Twenty-four hours advance notice will be required in order to prepare the guest pasture. To make it simple, whether riding or not, ALL visitors are required to sign a Liability Waiver upon arrival.

    Waivers are available in the tack area. It is YOUR legal responsibility, as a boarder, to ensure your guests sign a waiver and place it in the folder marked “Return Liability Waivers Here.”

    Any guest on the property without having signed a Liability Waiver will be asked to IMMEDIATELY DISMOUNT or STOP WHAT THEY ARE DOING and sign the Liability Waiver.

    If we sound salty about the “immediately dismount” or the “stop what you are doing”, you get the drift we will not be amused if the Liability Waiver is not signed. We’ll remind you about the Stable Rule regarding HORSES CAN INJURE OR KILL YOU. Again, just want to be perfectly clear everyone acknowledges this fact and attest to the fact they knowingly are taking their lives in their own hands by being around horses. And, of course, we want that IN WRITING.

  • RESTROOMS

    The Stable does not currently have restroom facilities available in the barn. However, you are welcome to use the restroom located in the lower portion of the house. A key will be provided to you, as a boarder.

    YOU ARE NOT TO MAKE COPIES OF THIS KEY. Keys must be returned if you terminate your boarding at the Stable.

    Please remember you are entering our living quarters. Be considerate and limit yourself to the restroom ONLY. Unless invited, you are not permitted upstairs. Failure to respect our home will result in access to the bathroom being revoked. Relieving yourself outdoors is not only tacky, it will NOT be tolerated.

  • CLEAN UP AFTER YOURSELF

    If you take it out – put it back; including recoiling of water hose and any equipment or tack you borrow from us.

    This includes hair. If you brush your horse out don’t think anyone will be amused if you leave your horses shedding on the floor or in the arena.

  • MANURE DISPOSAL

    Please clean up after your horse in public areas including the barn aisle or areas directly outside of the barn; including the arena. The paddocks and pastures will be maintained by the Stable.

  • DRIVEWAY AND VEHICLE PARKING

    Vehicle parking is available to the north of the barn. If you weren’t given permission to park on the grass, don’t do it. It REALLY gets on our nerves when we spend more time filling divots in the grass than tending to your horses.

    Please drive dead slow when approaching the barn for the safety of the children and animals that share our farm.

    For safety reasons DO NOT park in the middle of the driveway. Any towing expenses to move your vehicle out of the driveway will be at your expense.

  • DESIGNATED RIDING AREAS

    Nearly all of our property is available for your enjoyment. Please refer to the picture below of the available areas. If you wish to ride the entire property, please notify the Stable 24 hours in advance for accommodations.

    Instructions will be provided on which paddocks and pastures are available for you to ride. Again, you are NOT authorized to ride outside of the property fences without the landowner’s permission. We, the STABLE, DO NOT obtain our neighbors’ permission to let you ride their property.YOU ARE LEGALLY ON THE HOOK FOR ANY AND ALL DAMAGES TO OUR NEIGHBORS’ PROPERTIES.

  • DOGS

    You are welcome to bring your dog to the property. HOWEVER, if your dog is not social, cannot play nice with our dog, shows aggressive behavior to the horses or other persons, or cannot be controlled, consider your pup’s invitation to the Stable withdrawn.

  • PLAY SET USE

    You or your guests are welcome to play on the play set. The Stable is not responsible for splinters, cracked skulls or other injuries, death or damage to property. Swing and hang out at your own risk.

  • RULES OF DEADWOOD APPLY

    No carrying of fire arms on Stable property. If you’re packing, pack it in your vehicle trunk. If the criminals attack in Delafield, remember it’s a barn – there are pitch forks. Remember, you also have the option of dialing 9-1-1 to call in professional re-enforcements.

  • FOOD AND BEVERAGES

    You are welcome to bring food and beverages to the stable. Please be considerate and throw away trash in dedicated receptacles. Do not leave open containers out for the above mentioned Mother Nature’s Free Loaders.

    Ride and drink responsibly. Drunkards at the stable can talk to the Waukesha Police Department and/or Waukesha County Sheriff about their plight of having their stable privileges REVOKED.

  • MEDICAL CARE

    We reserve the right to charge a daily fee in addition to normal board for medical or recuperative / rehabilitation care. Charges will be discussed and agreed upon between all parties in WRITING prior to any action or charges taking effect.

  • IF IT’S NOT AGREED TO IN THE BOARDING AGREEMENT, DON’T ASSUME.

    We are happy to add little extras without additional fees, but we’ve found sometimes this becomes a slippery slope. So we want to make sure we have it out there that communication is key.

    PRIVATE PADDOCKS If you tell us your horse only needs a separate paddock for a ‘couple of weeks’ to recoup from an injury, we’re happy to forgo charges. If that ‘couple of weeks’ turns into a month or more, be prepared to have a conversation about paying for the private paddock.

    WHAT ELSE YOUR HORSE NEEDS TO WEAR We will happily put on fly masks, grazing muzzles and blankets at no charge. If there are things in addition your horse needs, like bell boots or shoes, we need to have a conversation about who will be responsible for taking on and off the tack or cleaning it. We just want to make sure everyone is on the same page about what your horse needs and whose responsibility it is to maintain it. Please don’t put the extras on and leave without talking to us.

    If your horse is shod it is NOT our responsibility to look through 6 or more acres to find the lost shoe or to remove our own shoes to search through the mud hoping to find a lost shoe. We recommend you buy extra shoes.

    NO SHOES ON THE BACK For the most part the herd lives a pretty peaceful and leisurely life. Every now and again a horse or two will have a disagreement that can inspire a kick with the rear hooves. So no. Shoes on the back are NOT permitted. We can’t wrap the horses in bubble wrap, but we will take this precaution.

    BRINGING IN TRAILERS If you are bringing your trailer to take your horse off premises or needing to park it for a few days, please let us know at least 24 hours in advance. We are happy to help you park it, but the heads-up is going to make us that much happier. If your trailer needs to be here for more than a weekend, we need to have a discussion about trailer parking fees.

    YOU HAVE MORE THAN A TACKBOX AND A SADDLE PER HORSE If you are bringing tack or equipment other than a tack box or a saddle, let’s talk about where that tack or equipment is going to be stored and for what length of time.

    YOU HAVE A CONCERN WITH THE SAFETY OF A SPECIFIC AREA We try to be as vigilant as possible. There may be times where we miss something that could poise a safety issue. PLEASE COME TALK TO US. Do not try to remedy it yourself unless it is an emergency.
